A Week of Heartbreaking Timeshare Owner Anguish

By Chris Emmins, CEO, KwikChex

Last week was one of the most emotional and troubling weeks I have experienced in well over a decade of working with timeshare owners.

For years, I have investigated fraud, misrepresentation, and consumer harm. I have worked alongside enforcement agencies, regulators, lawyers, journalists, and thousands of consumers. I have seen the damage that dishonest businesses and criminals can cause.

Yet there are times when the statistics, court judgments, investigations, and reports fade into the background, and what remains are the human stories.

Last week was one of those times.

Within a matter of days, I found myself dealing with three separate groups of timeshare owners whose experiences span more than a decade, involve losses that KwikChex estimates exceed £200 million, and demonstrate how confusion, pressure, and misleading claims have devastated lives.

The common factor was not the products.

It was the people.

And their suffering.

The Seasons Owners Who Regret Investing

I appeared on the BBC’s Rip Off Britain programme, where Seasons Holidays owners spoke openly and courageously about their experiences with fractional ownership products, including Seasons Keys.

Some had invested tens of thousands of pounds.

Others had invested hundreds of thousands.

Many described the same emotions: regret, anxiety, financial pressure, disappointment, broken promises, and uncertainty about the future.

The programme highlighted concerns about how these products were sold and the expectations many purchasers were left with.

Following the broadcast, many more Seasons owners contacted me directly.

Their stories were remarkably similar.

People described being persuaded to invest substantial sums into products they believed would improve their circumstances. Some believed they were making sensible long-term financial decisions. Others felt reassured by presentations suggesting flexibility, future security, value retention, or protection against rising costs.

Years later, many now feel trapped.

What struck me most was not the amount of money involved.

It was the emotional impact.

Many owners are now older. Many purchased these products to enjoy retirement, spend time with family, and create lasting memories.

Instead, many now face uncertainty, financial worry, and profound regret.

The Monster Travel Story Returns

At the same time, I was reviewing material for a forthcoming BBC documentary examining the Monster Travel scheme.

The documentary tells the story of one of the largest fraud cases ever prosecuted in the United Kingdom.

More than 4,000 timeshare owners were persuaded to surrender or trade in their existing ownership in exchange for what they were told would be a superior alternative.

Many believed they were solving a problem.

Instead, they lost substantial sums of money and valuable ownership rights.

The criminal investigation ultimately resulted in fourteen convictions.

Watching the documentary material again was a stark reminder that while company names and sales presentations change, the human consequences often remain the same.

Many victims simply wanted answers.

Many wanted an exit.

Many wanted certainty.

Instead, they found themselves caught in a devastating deception.

Global Great Hotels: The Wounds Made Worse

The third issue that dominated my week involved former purchasers of Global Great Hotels (GGH).

Many timeshare owners were persuaded to surrender existing ownership and invest substantial sums into what was presented as a superior alternative.

Some invested extraordinary amounts.

One invested more than £700,000.

Many believed they were moving into a more flexible and valuable product.

Instead, many have spent years trying to establish what happened, what rights they retain, and where responsibility lies.

Recently, many have been shocked to receive demands linked to alleged timeshare fee liabilities.

Particularly concerning are demands reportedly being pursued by OnaGrup.

Having reviewed extensive evidence over many years, my view is that serious questions remain regarding the sale and promotion of the Global Great Hotels product and the representations made to purchasers.

Many affected owners maintain they have no contractual relationship with OnaGrup and that the arrangements upon which current demands rely stem from transactions that were fraudulent.

The people contacting KwikChex are not simply disputing fees.

They are questioning the legitimacy of the entire chain of events that led to those demands, including how OnaGrup helped enable the GGH scam.

Many have been focusing on ways of recovering the huge sums they have lost, assisted in this by KwikChex.

Instead, they now find themselves facing renewed anxiety, uncertainty, and distress, as OnaGrup adds to their pain.

The Financial Losses Are Staggering. The Human Cost Is Devastating.

Over the years, KwikChex estimates that financial losses associated with timeshare-related schemes, replacement products, trade-in arrangements, relinquishment operations, claims services, and associated frauds exceed £200 million.

But the true cost cannot be measured in pounds alone.

Behind every financial loss is a personal story.

I have spoken with owners whose retirement plans have been destroyed.

People who lost savings accumulated over decades.

Families whose carefully planned inheritance arrangements have been undermined.

Parents and grandparents who wanted to leave something meaningful to their children and grandchildren but instead found themselves facing unexpected losses.

I have spoken with people suffering severe anxiety, depression, stress-related illness, and serious health deterioration.

Some have described years of sleepless nights.

Others have told me their relationships have suffered.

And, in the most distressing conversations of all, some owners have admitted contemplating suicide because they could see no escape from the situation they found themselves in.

Those conversations are impossible to forget.

That is why these stories matter.

And that is why they should never be dismissed as merely commercial disputes.

The Common Pattern

Over many years of investigations, a disturbing pattern has emerged.

  • Original Timeshare Ownership
  • Concerns about rising fees, retirement, health issues, inheritance liabilities, or reduced usage
  • Approached with an upgrade, trade-in, investment opportunity, relinquishment scheme, exit programme, or replacement product
  • Persuaded to invest additional money
  • Promises fail to materialise
  • Financial loss, disappointment, and uncertainty
  • Search for help, compensation, exits, or recovery
  • Further exposure to misleading claims, scams, or costly services

This pattern has appeared repeatedly across traditional timeshare products, fractional ownership schemes, investment-style holiday products, relinquishment operations, claims businesses, and resale services.

Many owners simply wanted peace of mind.

Instead, they found themselves trapped in a cycle that left them increasingly vulnerable and financially exposed.

Why Confusion Has Become the Greatest Risk

The lesson from the stories I heard last week is not simply that some products have failed.

It is that confusion itself has become one of the greatest dangers facing timeshare owners.

Confusion about rights.

Confusion about obligations.

Confusion about exits.

Confusion about resale opportunities.

Confusion about compensation claims.

Confusion about who can actually be trusted.

And wherever confusion exists, there will always be those willing to exploit it.

Throughout the years, businesses associated with many of these matters have disputed, challenged, or threatened action in response to information published by KwikChex.

In every instance, KwikChex has stood behind its findings and evidence.

The objective has never been to attack legitimate businesses.

It has been to expose deception, improve transparency, establish the facts, and help prevent avoidable consumer harm.

Where Owners Can Turn For Help

One of the most worrying aspects of the timeshare sector is that many owners do not know who to trust when problems arise.

People who have already suffered loss are often targeted again by businesses promising exits, compensation, legal action, recoveries, or investment opportunities.

That is why independent information, evidence, and verification are so important.

For more than a decade, KwikChex has worked with consumer organisations, regulators, enforcement agencies, journalists, legal professionals, and timeshare owners to investigate malpractice, expose misleading claims, and improve consumer protection.

This work has included Trading Standards approval and vetting, national consumer protection awards, major investigations, and support for enforcement action and criminal prosecutions.

Editor’s Note

The experiences described in this article are not isolated incidents.

They represent recurring themes that have emerged from thousands of contacts with timeshare owners over more than twenty years.

Many owners were not careless.

They were trying to reduce risk.

They were trying to lower costs.

They were trying to protect their retirement.

They were trying to provide security for their families.

Those motivations are entirely understandable.

The challenge for the timeshare sector, regulators, businesses, and consumer protection organisations is to ensure that owners seeking answers are met with clarity, honesty, transparency, and genuine support rather than confusion, pressure, and further harm.

A Final Thought

Last week reminded me why this work matters.

Behind every complaint file, legal case, television programme, and investigation is a real person.

Someone who trusted.

Someone who paid.

Someone who believed they were securing a better future.

And, far too often, someone now living with the consequences.

Those voices deserve to be heard.

Their experiences deserve to be understood.

And their suffering should never be dismissed as simply part of a business transaction.

Because for many timeshare owners, it is not about contracts or products.

It is about lives that have been profoundly affected.
